Objective:  
 
  • To design a short-term (6 year life span) office space to accommodate 34 staff members and additional support spaces.
Programmatic Requirements:
  • Closed work spaces should include areas for private meetings c/w acoustic control
  • Work stations +/- 48 sq. ft. per individual
  • Reception with seating for 4, reception station c/w receptionist- intensive telecommunications function
  • Elevator lobby design
  • Coat closet for large groups
  • Optional coffee station
  • Media room for 20 (should incorporate data projection screen of suitable size) modular table for multi-use (training, events) video conferencing (note that the media room will also be used for fund raising events)
  • (4) Private Meeting rooms for 4-6 people
  • (2) Private Meeting rooms for 2-4 people
  • (2) Photocopy rooms
  • Resource centre / library c/w High density filing. +/- 200 sq. ft.
  • Local filing for workstations, plus "hot filing" (paper intensive) - (50) 3 high, 36 wide lateral files
  • Small server room uses CAT 6 technology
  • Small storage room, max. 100 sq. ft. for general office supply storage
  • Staff lounge to comfortably accommodate 10 people
  • Break-out areas: chance meetings, relax, break from work, and provide real change from work areas
  • Athlete display: visually exciting reminder for workers and guests as to the purpose of this endeavor, designer to determine location(s) and specifics
Project Outcomes:  
 
  • Plan for closed and open work environments within this office space. Plan support areas and commonly shared spaces. Plan public and private spaces. Design appropriate interaction of all spaces based on programming.
  • Apply understanding of building codes for an office project: consider egress, exit requirements, fire prevention, health and safety, universal design.
  • Provide acoustical principles as needed, and appropriate design of lighting to suit an innovative office environment
  • Assess base building standards such as ceiling system, exterior glazing system, elevator lobby, exit stairs and common washrooms and determine how to incorporate into your client' design. (Site visit)
  • Create an office which appropriately utilizes space on one floor of a office tower
  • Determine possible future needs and allow for them in your planning
